Land Use Zoning and Planning
Rick has presented applications and obtained approvals before Zoning and Planning boards in Avalon; Sea Isle City; Dennis Township; and Middle Township.
Litigation
In addition to presenting applications for approvals, Rick has successfully litigated land use cases in bench trials before the New Jersey Superior Court, Civil Division, in Atlantic County and Cape May County. This includes winning cases with successful motions for summary judgement to avoid protracted litigation.
Complex Real Estate Disputes
Rick’s experience includes negotiating complex settlements. A significant matter involved the resolution of a multiple parcel dispute on 47th Street in Sea Isle City, involving 9 separate property owners, the title companies for each parcel, the State of New Jersey, and the City of Sea Isle City. As the lead attorney that negotiated with the State, the title companies and the property owners, Rick navigated through the legal issues and interests of all parties, to put a deal together resolving all claims by all parties involved.
